    Do you know your score...

    FICO score, that is? Your FICO score is your credit rating, and it has become increasingly important to keep a close watch over it.

    There are three credit rating bureaus - Equifax, Experian, and TransUnion - that tabulate your FICO score. The better you handle your credit, the higher you’re FICO score will be. A score in the range of 720 to 850 is considered high, while a score in the range of 500 to 559 is low.

    High credit scores can save you big bucks on everything from credit cards to auto insurance. Also, many employers are checking prospective employees' FICO scores prior offering employment.

    Periodic monitoring of your FICO score is also one of the best safeguards for early detection of identity theft. A sudden drop in your score can mean that someone has stolen your identity and is on a shopping spree with your credit.

    There has been some talk that financial institutions might soon be offering FICO scores, including e-mail alerts to notify you of significant fluctuations in your credit rating.

    Allstate Lending Group Makes Charitable Contribution to Parents of Watts

    Allstate Lending Group has made a charitable contribution to Parents of Watts, a non-profit community-based organization providing after school programs and other positive opportunities for young people and adults in the city of Watts. The donation was initiated by loan officer Michael Kronsburg after he saw Parents of Watts Executive Director Alice Harris on the news. Recent flash flooding had ruined all the Christmas toys meant for the children of Watts. Allstate Lending Group donated specifically to replace the toys for over 3,000 children during the holidays.

    “We appreciate Allstate Lending Group’s act of generosity,” says Parents of Watts Executive Director Alice Harris. “You can lead a person to the trough, but you can’t make them drink. If you can create a thirst, they’ll want to drink. That’s what we do here at Parents of Watts. It’s critical we work together as a community to provide opportunities for all. These contributions enable us to provide important programs for the people of Watts.”

      Industry Terms  
      Second Mortgage - A mortgage loan which is registered on title after another mortgage (the first mortgage) and, therefore, is behind the first mortgage in priority. In the event of default and sale of the property, the second mortgagee will only be paid if there are funds left after the payment of the first mortgagee.

    Term, Amortization - Term: The period of time during which the loan contract is active, during which the borrower makes periodic payments to the lender and at the end of which the balance of the loan becomes due and payable. Amortization: The period of time after which, if all periodic payments are made on time and in full, the loan will be paid out. Term may not be the same as amortization: a normal mortgage may be amortized over 25 years with just a five year term at which time the borrower has to re-finance.

    Title Theory States - Jurisdictions in which ownership of land is divided into two interests: legal title and equitable title. When an owner registers a mortgage in favor of a lender, legal title is transferred to the lender while the owner retains equitable (or beneficial) title. Once the mortgage is paid out, legal title is transferred back to the owner.
